The Brief

The University of Manchester manage an estate of circa 6,000 student beds at 21 halls across three residential campuses and have developed a residences strategy to ensure the accommodation they directly provide for their students delivers their key objectives. Our brief was to guide the University with our specialist Purpose-Built Student Accommodation knowledge to inform the redevelopment of their Fallowfield Campus.

The Challenge

Midollo were appointed by lead consultant RLB to provide specialist student accommodation advice and lead the multi-disciplinary technical team. Our role included feasibility and programme advice, project management of the team charged with obtaining Outline Planning permission to provide 3,300 new student bedspaces. Midollo supported the development of the technical documents required for the procurement of the Design, Build, Finance, Operate (DBFO) delivery partner. Working with RLB, Midollo has provided advice on wider projects to support the Universities residential strategy, including further feasibility studies and projects aimed at upgrading and improving accommodation across the retained estate.

The Outcome

Midollo has helped the University successfully obtain an Outline Planning Consent for the redevelopment. We continue to work with the University and RLB to lead the Technical Advisor team supporting the procurement of the DBFO delivery partner. Completion of the redevelopment is anticipated by 2030.
