The Brief

Designed by 5plus Architects, the project consisted of the construction of two residential tower blocks standing at 15 and 18 storey’s, containing circa 350 apartments for private rent (PRS). Director Chris Marrow provided Project and Cost Management advice to the client from RIBA Stage 2 design, through to the completion of the site enabling works.

The Challenge

With the client having pre-sold many apartments to investors, they faced problems with rising construction costs (as the design developed) being reported by their preferred construction partner.

The Outcome

Chris advised the client to delay the appointment of the Main Contractor, continue cost negotiations, open dialogue with the supply chain, undertake open book subcontractor tendering, and oversaw the appointment of an enabling works contractor (P.P. O’Connor) to ensure progress against programme critical activities was maintained.
